Q: Am I required to make my property available to Section 8?
A: No, you are not required to participate in the Housing Choice Voucher Program
more commonly known as Section 8. VHPM does not currently accept these vouchers,
however if you are interested in learning about the program you can find more

Q: Are you licensed?
A: Yes, VHPM is licensed to do business in the City of Huntsville. Anthony Carbone
holds a Multiple Brokers license and is the Qualifying Broker for VHPM which also holds
a Company Real Estate License, both of which have been issued by the Alabama Real
Estate Commission.

Q: Can I reach you after hours?

Q: Can you put the money directly into my account?
A: Yes, just provide us with your bank routing and account number and we can electronically
transfer your funds to you each month.

Q: Do I get to see the lease or sign it?
A: You will receive a copy of a blank lease to review prior to signing a management
agreement. Once a lease is secured, you will have access to a copy of the lease
via your online owner portal. You do not have to sign the lease. VHPM will sign
as the agent on your behalf.

Q: How do I know how much to charge for rent?
A: We will provide you with an in depth rental market analysis so you have all
the information necessary to determine a competitive price, ensure low days on
market, and secure a profitable investment.

Q: Do you sell real estate too?
A: Yes.

Q: How and when do I get my checks?
A: To the extent that funds are available, we will transmit cash balances to owners
between the 7th day and 25th day of each month via ACH, electronic disbursal to a
United States Bank. There will be a fee for mailed checks.

Q: How is rent collection handled?
A: Tenants are able to pay their monthly rent online electronically with either
a card or bank routing and account number. Payments can also be made by check or
money order in person at our office.

Q: How long of a lease do you sign?
A: Most leases are for 6, 12 or 24 months. Owners can decide
which term is acceptable to them.

Q: What if major renovations need to be done?
A: If major renovations are required or desired by the owner, we are happy to get
estimates, supervise, contract, or otherwise arrange for repairs or restoration on
the owner’s behalf. (Please contact us for fees and details.)

Q: How much security deposit do you charge the tenant?
A: In most cases, the security deposit is equal to one month’s rent.

Q: How soon can you start managing my property?
A: Once the property has been inspected and any necessary repairs have been completed,
we can process the paperwork, take photos, and begin marketing the property right away.
However, there is no guaranteed time frame to rent a property. Pricing and condition of
the property are vital to securing your next tenant in a timely manner. We will assist
you with marketability tips and suggestions to help expedite the process.

Q: What type of reports do I get?
A: Reports are available on-demand 24/7 through the Owners Portal. We can customize
them to your needs and wants. Just let us know what you would like to see to better
help preserve your asset and maximize your income.

Q: What type of properties do you manage?
A: At this time, we manage all single family residential properties.

Q: Who holds the tenant security deposit?
A: VHPM maintains security deposits in a separate deposit account.
This account is maintained in accordance with applicable state and local laws.

Q: What if my tenant doesn’t pay their rent?
A: Rent is due on the first day of the month with a 5-day grace period. While most
tenants pay their rent on time, there is occasionally a late-paying tenant. Late
fees are assessed on the fifth day of the month. If payment has not been received,
the tenant will receive a notice. If the notice expires and no payment has been
received, eviction proceedings will begin. Full evictions are very rare and can
usually be avoided or eliminated through proper communication with the tenant.
